A key focus of this role is achieving monthly goals related to rent collection and delinquency. Strong customer service skills, multitasking, and attention to detail are essential for success.

Key Responsibilities:

  • Assist the Property Manager in developing and implementing resident retention and leasing strategies.

  • Step in to resolve resident issues when the Property Manager is unavailable.

  • Perform all duties of a Leasing Consultant as needed.

  • Collect rent, late fees, utilities, and other charges; ensure accuracy of resident ledgers.

  • Respond to resident inquiries about delinquencies and organize follow-up communications.

  • Attend eviction court and manage the eviction and lockout process in accordance with TAA regulations.

  • Conduct daily property walks and inspect vacant units.

  • Complete move-in and move-out inspections with residents.

  • Work with collection agencies to ensure proper handling of past tenant balances.

  • Answer incoming calls professionally and direct inquiries appropriately.

  • Respond promptly to resident concerns and maintenance requests.

  • Coordinate and oversee maintenance service calls.

Supervisory Responsibilities:

  • Assist with supervising onsite staff in accordance with company policies and legal requirements.

  • Responsibilities include training, task delegation, performance evaluations, employee recognition, and conflict resolution.

Qualifications:

  • Bachelor’s degree preferred; or equivalent combination of education and relevant experience (minimum 2 years).

  • Leasing 101 certification is a plus.

  • Must possess a valid driver’s license and have reliable transportation.

  • Proficient in basic computer tasks and Microsoft Office (Word, Excel); ability to learn new software.

  • Strong verbal and written communication skills.

  • Proven ability to meet deadlines and manage multiple tasks.

  • Professional, solution-oriented, and resident-focused attitude.

  • Excellent interpersonal skills and the ability to maintain respectful relationships with colleagues, vendors, and residents.
